    THE TEN COMMANDMENTS - When Applying For a Mortgage Loan

    In my more than 20 years in the mortgage industry, closing thousands of home loans, I've seen buyers make some HUGE and COSTLY mistakes. Most of the mistakes I've seen home buyers make are actually regarding things that most mortgage and real estate professionals think are "common sense" and assume home buyers should automatically know to avoid. The truth is that nearly all first-time buyers don't know about the potential costly mistakes they could be making and a very large portion of the move-up buyers are unaware as well. If you, your client or someone you know is in the process of buying a home or just thinking about buying a home, I encourage you to read and share the "TEN COMMANDMENTS" below. It's important for you to know that not all mistakes you make during the home buying process can be reversed, much less fixed before closing. If buyers goof up and make innocent mistakes, they might very well get stuck with the consequences for a long time or, worse, their deal might not even close!     THE TEN COMMANDMENTS - When Applying for a Mortgage

    1. Thou shalt not change jobs, become self-employed or quit your job.

    2. Thou shalt not buy a car, truck or van (or you may be living in it).

    3. Thou shalt not use credit cards excessively or let current accounts fall behind.

    4. Thou shalt not spend money you have sent aside for the closing.

    5. Thou shalt not omit any debts or liabilities from your loan application.

    6. Thou shalt not originate any inquiries into your credit.

    7. Thou shalt not buy any new furniture for the house you don't have yet.

    8. Thou shalt not make any large deposits without checking with your loan officer.

    9. Thou shalt not change bank accounts.

    10. Thou salt not co-sign for anyone.
